Fifteen minutes inland and a different climate entirely — oaks, vineyards and sunshine, above the fog that sits on the coast.

What it is

The Carmel Valley runs east from Highway 1 along the Carmel River, and the further in you go the warmer and brighter it gets. The coastal fog that defines a Carmel summer morning rarely reaches past the first few miles, which is why people who love the Peninsula but not the grey end up here.

Carmel Valley Village, about twelve miles in, is the centre of things — a handful of tasting rooms, a grocery, a couple of restaurants and not much else. Closer to the mouth of the valley sit Quail Lodge and the golf and tennis clubs; further east the road climbs into ranch country and eventually to Cachagua.

The housing stock

Larger parcels than anywhere on the coast. Ranch houses, adobes, mid-century places on acreage, and a substantial amount of bare land — a good share of what is listed here at any time has no house on it at all. Properties range from village cottages to working ranches of hundreds of acres.

Prices sit well below Carmel and Pebble Beach for comparable square footage, and the trade is space and sun for distance from the water.

What to know before you buy

• Water is the question to ask first. Many valley properties are on wells rather than mains, and rights and yields vary enormously. Have any well tested.
• Septic, not sewer, on most of the valley. Inspections matter.
• Fire risk rises as you go east, and so do insurance premiums. Get a quote before you are committed, not after.
• The road is the commute. Carmel Valley Road is the only way in and out; from the village, allow half an hour to Monterey.
• It is hot in summer. Thirty degrees warmer than the coast on an August afternoon is normal, not unusual.
