This website, coastalmry.com, is operated by Coastal Preferred Properties, a licensed California real estate brokerage and a registered DBA of BLSH 20 Inc., California DRE #02115667. The responsible broker is Ronald Scott Beutel, California DRE #00896551.

What this site is

This site publishes active property listings supplied to us by MLSListings Inc., the multiple listing service for the Monterey Bay and Silicon Valley region, together with information about our brokerage. Most of the site can be used without giving us anything about yourself.

What we collect, and when

When you simply browse

Our web server records the ordinary technical details of each request: your IP address, the page you asked for, the time, your browser’s user-agent string, and the page that referred you. These logs exist to keep the site running and to investigate abuse.

The site sits behind Cloudflare, which handles encryption and caching. Cloudflare therefore also sees your IP address and the requests you make.

We do not run analytics. There is no Google Analytics, no Tag Manager, no Meta pixel, and no advertising or behavioural-tracking script of any kind on this site.

When you look at listing photographs

Listing photographs are served directly from MLSListings’ own image servers rather than copied onto ours — this is a condition of our data licence, because MLSListings counts photograph views. The practical consequence is that your browser connects to MLSListings when a listing photograph loads, and MLSListings receives your IP address as part of that request.

When you use a map

Maps are provided by Google Maps. Loading a page with a map sends a request to Google, which receives your IP address and applies its own terms and privacy policy. The address search box also uses Google Places.

Property pin positions are worked out on our server from each listing’s street address, because MLSListings does not release coordinates to licensees. That process involves no information about you.

When you watch a virtual tour

Some listings include a video or virtual tour. Where the tour is on YouTube or Vimeo we embed the player directly, and we use YouTube’s no-cookie player so that merely opening the page does not set a Google advertising cookie. Pressing play hands you to that provider, under its terms. Tours hosted anywhere else are plain links that open in a new tab; we do not embed them.

When you create an account

Accounts are optional and exist for one purpose: saving searches and receiving alerts. We store your email address, a cryptographically hashed version of your password (never the password itself), and any name you choose to give.

If you sign in with Google, Google tells us your name and email address and we store those. We do not receive your Google password, and we ask Google for nothing beyond your name, email address and profile picture.

When you save a search or favourite a listing

We store the search criteria you saved, how often you want to hear about matches, which listings we have already told you about, and any listings you marked as favourites. This is tied to your account.

When you contact us

Our enquiry form collects your name, email address, telephone number and message. We keep enquiries so that we can answer them and so we have a record of our correspondence.

Spam and abuse protection

Our sign-in, sign-up, password-reset and enquiry forms are protected by Google reCAPTCHA v3, which works invisibly by assessing how a page is used. Google collects device and interaction information to make that assessment, subject to Google’s own privacy policy.

Email we send you

We send email only where you have asked for it or where it answers something you sent us:

• Account email — confirming registration or resetting a password.
• Saved-search alerts — daily, weekly or monthly, depending on the setting you chose, listing properties new to the market that match a search you saved.
• Replies — when you have contacted us.

To stop saved-search alerts: every alert carries an Unsubscribe link at the foot of it. One click stops that alert — no signing in, nothing to fill in. Your account and the saved search itself stay put, so you can switch the alert back on later if you want it. Alerts also carry the standard List-Unsubscribe header, so your mail program’s own unsubscribe button works too.

You can also manage every alert at once under My Account → Saved searches, or simply reply to any alert and ask us to stop.

Our outbound mail is relayed through Zoho Mail. A copy of each message we send, including its content, is retained on our own server for 30 days for delivery troubleshooting, then deleted automatically.

Who else sees your information

We do not sell your personal information, and we do not share it with advertisers or data brokers. We share it only with the service providers that make the site work:

• Cloudflare — encryption, caching and abuse protection.
• Google — Maps and Places; reCAPTCHA; Sign in with Google, if you use it; and the geocoding of listing addresses.
• MLSListings Inc. — supplies the listing data, and serves the photographs directly to your browser.
• Zoho — relays the email we send.
• Our hosting provider — operates the server, located in the United States.

We will also disclose information where the law requires it, or to protect our rights or someone’s safety.

How long we keep things

• Account details, saved searches and favourites — until you delete them or ask us to close your account.
• Enquiries — retained as a business record; tell us if you want yours removed.
• Copies of sent email — 30 days.
• Web server logs — a short rolling window, normally a matter of weeks.

Your choices

You can ask us to:

• tell you what personal information we hold about you;
• correct it if it is wrong;
• delete it, and close your account;
• stop sending you alerts.

Write to [email protected] and we will deal with it. We will not treat you differently for asking. If you are a California resident, you may have further rights under California privacy law; ask us and we will tell you how we have handled your request.

Children

This site is intended for adults looking for property. We do not knowingly collect information from anyone under 16. If you believe a child has given us information, tell us and we will delete it.

Security

The site is served only over HTTPS, passwords are stored hashed, and administrative access is restricted. No website can promise perfect security, and we do not.

Changes to this policy

If we change how the site handles information, we will update this page and the date at the top of it.
